For Property Investors & Landlords

Built for Investors. Designed for Returns.

Speed, cost control and quality finish — the three things that matter most to property investors. RCB delivers all three.

What Investors Need

Property investment works on margins. A contractor that drifts on cost or programme can erode your return before you refinance or let. RCB is built around the disciplines investors require.

  • Explicit exclusions so there are no surprises
  • Documented variations before work proceeds
  • Fixed-price options available for defined scopes

Programme Delivery

  • Clear programme of works issued at start
  • Phased delivery where void periods need managing
  • No drifting timelines — changes communicated formally
  • Regular progress updates throughout

Compliance-Ready

  • Building Regulations applications and sign-off
  • Gas Safe contractor coordination
  • EPC-relevant improvements where scope permits
  • HMO construction requirements awareness

Portfolio Scale

  • Sequential scheduling across multiple properties

Investor FAQs

What is a BRR refurbishment?

Buy, Refurbish, Refinance (BRR) is an investment strategy where a property is purchased, refurbished to increase its value, then refinanced at the higher valuation to release equity. RCB provides the construction element — the refurbishment itself — delivering a scope-defined, cost-controlled project to the programme your refinance timeline requires. We do not provide financial or refinancing advice.

Can you handle multiple properties at once?

Yes. We can schedule works across a portfolio, running projects sequentially or in parallel depending on your programme requirements. We will be clear upfront about our current capacity and realistic timelines. Contact us to discuss your portfolio pipeline.

Do you help with HMO licensing requirements?

HMO licensing is the landlord's legal responsibility — we do not manage licensing applications or act as agents for this purpose. However, we are experienced in HMO construction requirements and can advise on room sizes, fire separation, means of escape, and other construction elements that underpin licensing compliance. We recommend engaging a specialist HMO consultant or your local council's licensing team for the licensing itself.

What documentation do I get at completion?

At handover you receive: building control completion certificate (where applicable), gas and electrical certificates, warranties for installed products and systems, a final cost account showing all variations, and any relevant planning compliance documentation. We can also provide a scope-of-works completion record for your property portfolio records.
