Essex housing stock is more varied than inner London — ranging from post-war council-built housing in Basildon and Harlow (now largely in private ownership) through to Edwardian terraces in the older parts of Chelmsford and Colchester, detached and semi-detached 1930s–80s properties, and new-build estates in the growth areas around Chelmsford, Brentwood and Epping.

The most common projects we see in Essex are rear extensions on post-war semis and detached properties — wider plots mean more opportunity to extend than in inner London. Loft conversions on 1960s–80s detached houses are also popular, as these properties often have substantial roof voids. Garage conversions — both integral and detached — are more prevalent in Essex than in London.

New build plots are more available in Essex than in London, and we handle both architect-led and design-and-build new build projects. Essex covers multiple district and borough councils — Chelmsford City Council, Basildon Borough Council, Brentwood Borough Council, Epping Forest District Council, Thurrock Council and others. Each has its own local plan and design policies.

Conservation areas exist across Essex — in the historic centres of Chelmsford, Colchester, Saffron Walden and other market towns, and in the older residential streets of many Essex settlements. Conservation area status may restrict permitted development for extensions and loft conversions.

The Green Belt covers significant parts of Essex, which can affect new build proposals and major extensions. If your property is in the Metropolitan Green Belt or other designated green belt land, planning permission requirements may be more restrictive.
